Epoxy Floor Coatings - Surpassing Garage Floor Coatings

By LifeTime Epoxy Guest Author: Jorge Ramos

Glancing at the house or office as you drive past, you probably see and overlook your garage. Does it because it does not reflect your style and sophistication? You wish to fix-up your garage to fit your personal style, but wonder how your garage can gain too much attention so much that visitors are often left awestruck seeing its beauty and care. The modern man prides himself on his garage and understands that the appearance and condition of floor are an immediate indication of quality, morale, cleanliness, and the positive image you wish to present to others.

Then, how one should avoid making their garage as a thrown away room? Epoxy Floor coatings are sturdy and long lasting solutions for any surface. Such coatings provide an ultimate protection and decorative versatility to the floor. As in comparison to the bare concrete floors, epoxy concrete floors require nominal maintenance and offer improved resistance to stains, corrosion and cracks.

So why wasting your time scrubbing, cleaning or refinishing your garage when epoxy coating can protect your garage against spilling and chipping of any variety? It is the most economical, aesthetically and pleasing way to enhance the beauty of a plain gray concrete garage floor doing wonders for the appeal of your garage. There's practically no reason that your garage should remain a dingy and unpleasant place. A seamless floor coating like an epoxy minimizes the need to constantly making repairs and clean up the floor. In lieu of a total remodeling, an epoxy coating if applied to your concrete floor spruces up your old ugly looking garage hiding minor imperfections and increases resiliency to stains.

Epoxy coatings do an excellent job, be it for floors or otherwise. There are various types of epoxy coatings, each prepared for a particular type of treatment and application. Yet they all have a few common characteristics -high resistance to chemicals, extremely durable, high bond strength low porosity, and other chemicals like oils or greases can't seep through them so easily. Irrespective of its characteristics, the paint has to be applied in a professional manner to get the surprising results. The better the floor operation, the better you can expect the results. The floor should be devoid of dust, dirt or debris. Unless the floor is absolutely clean, the paint will not deliver the expected results.

Epoxy floor materials have all the characteristics making it favorite for improving the dependability and looks of any garage floor. There are other coatings that give similar effect to your floor but epoxy are easy to install, durable, cost effective, and surpass garage floor epoxy coating on many levels.

Wish to see your garage shiny with the impeccable appearance, and the easy cleanup? How Garage Floor Epoxy Coatings Can Enhance A Room

By Guest Author: Edward Winslow

Garage floor epoxy coatings are a popular, functional, and cost effective way to finish a room or large area. One of the ways that the basic concrete can be treated to create a different look and texture, while also providing a stronger and safer surface, is to have epoxy floor coatings applied. There are numerous benefits in having a garage floor epoxy coatings on a concrete floor, most of which will help to extend the life of the floor, and potentially even make the flooring more functional. Not all concrete floors are suitable for epoxy floor paint, but with modern materials, most surfaces can be treated to accept the coating without a problem.

With garage floor epoxy coatings, the basic texture of a concrete floor can be changed so that it can be better utilized by a home or business. The coating can have a non-slip substance added to it, or rely just on the properties of the epoxy itself to provide a very slip-resistant surface that can even help in situations where there is some moisture or liquid on the floor. Additionally, certain types of coatings provide a finish that is so strong that it can resist damage from dropped items and will stand up to high heat. At the same time, some coatings are designed in a way that allows moisture to move up through the epoxy, preventing moisture held in the underlying concrete from destroying the finish.

Aesthetically, garage floor epoxy coatings can turn a neutral, grey concrete floor into a vibrant and colorful element of the room that matches the walls and other fixtures. Most epoxy floor coatings can be tinted or colored so that once dry the floor has a distinct color. Flooring professionals can offer a more elaborate coating that matches natural materials such as granite or marble for an elegant appearance. The reflective surface of the epoxy will also refract light into the room from the ground up, increasing the overall brightness of the space.

Modern garage floor epoxy coatings have many technical features that make them an excellent choice for a variety of different rooms. They are available in several different grades, from light coatings suitable for decorative areas, all the way up to very heavy duty coatings that can withstand heavy machinery or cars. Some epoxy floor paint is self-leveling for a perfectly flat floor, as well as allowing installers to run the finish up a small portion of the contacting walls for a more professional and consistent appearance. Finally, garage floor epoxy coatings are more resistant to staining and is far easier to clean over time than a bare concrete floor.

The Best Garage Flooring Choice

If you are looking for a new garage flooring option that is durable, protective, long lasting, and looks amazing, then you should look into epoxy paint. Epoxy looks exceptional after the job is finished, and it even prevents chemical stains and cracks from forming on your concrete. The main problem with this garage flooring option is that there is a lot of preparation that must go into the installation process. There are a number of issues that may cause epoxy to not bond with your floor and if the paint fails to bond, your garage will look much worse then with just plain concrete.

If you are planning on installing your floor yourself, then it is important to know that most of the preparation required has to deal with cleaning your floor. There can't be any dirt, dust, chemicals, or sealants on your floor when you paint it. When you are cleaning your floor a power washer is recommended because it is known to give your floor a deep clean and it should be able to get up the toughest stains. The other part of the preparation work only has to do with people with sealants on their floor. Before you start to any cleaning you must check for sealants because epoxy will not bond to a sealant. The way to check if your floor is sealed is to pour some water on your floor and see if it gets absorbed. If you notice that the water beads out across your floor, then you do have a sealant and you must take proper steps to remove it.

Whether you have a sealer or not, it may be best for you to consider hiring a professional. A professional company can make sure that your garage flooring comes out the way you want it. They will also save you hours of preparation work. If you have a sealant to remove and you need to clean your floor, then you are looking at several hours of preparation, so hiring may be your best option. If you are highly considering epoxy but don't want to hire anyone, then feel free to try the job yourself. Just keep in mind that there are many other garage flooring options out there so you don't have to settle for an epoxy cover.

Epoxy garage flooring paint is considered to be the top of the line when it comes to floor covers. It also requires the most work to install and it can be the most expensive. If you want the top of the line, then this is the choice for you. If you are looking for a cheaper solution then you should look at interlocking tiles, garage mats, and rugs. These options are much more affordable and they are easy to install. It all comes down to your personal preference and your budget. All of these options will improve your floor, you just need to find the one that's perfect for you.

GARAGE FLOORING TIPS & TRICKS FROM THE PROS

Grinding vs. Acid Etching We have found that the most efficient way to prep a concrete floor for coating is by mechanical grinding. Our installers use a diamond encrusted floor grinder with a powerful dust collection system that removes a thin surface layer of the concrete. When complete your stained or painted concrete will be white, porous and ready to accept the epoxy coating. A typical 2 or 3 car garage can take up to 2-4 hours to grind.

Some companies will acid wash your floor if it is free of oil and paint, however the acid washing process presents its own set of problems. The acid being used must be diluted correctly or it can damage the concrete. Additionally, the process can create dangerous fumes to, not to mention that it requires proper disposal of the acid water, which can easily damage your landscaping, to include your pavers, plants, grass, etc. The acid wash also leaves behind a wet concrete dust film that must be completely removed from the pores or it could prevent the epoxy from correctly bonding to the concrete floor. This can result in defects to the coating of your floor as the epoxy cures and eventually cause delamination. Additionally the floor would need to completely dry which could take several additional days delaying the start of the applying the epoxy and extending the time to return your garage to service.

DIY Epoxy or Garage Floor Paints
In our opinion these products are nothing but glorified water based porch and floor paints. They hold up fine until it comes to hot tires or anything that drips from your car like oil, antifreeze or gasoline. They usually come with directions that tell you to use a cleaner degreaser which is simply not enough preparation for the traffic of a garage floor. If you have a previously painted floor, all the paint must be removed to insure proper adhesion. The concrete must be ground down or etched to make it porous enough to be coated properly. There are a couple of choices that you have to achieve the proper porous state. One option is to utilize paint removers, which generates fumes as well a big mess, but the industry preferred method is to remove the existing coating mechanically by grinding or shot blasting.

The mechanical methods, which is used by Granite Garage Floors, both remove the paint and grind the concrete. If you choose the paint remover route, you must still acid wash the concrete floor which comes with its own set of issues see (Grinding vs. Acid Etching). Remember, these epoxy coating products are only as good as the surface they are being applied to and, without a properly prepared surface, it will be very difficult to achieve the long-term durability and protection of a professionally installed garage floor coating system. In our opinion, the preparation is the most critical step of the entire process.

Epoxy Garage Floor Treatment

If you have ever thought of applying epoxy on the garage floor there are some things that you need to know before making a purchase at the local home supply center. All hardware stores and do-it-yourself places all sell some kind of epoxy kit. Some work better than others do. Some people have not had much success applying this type of coating to their concrete floor while others say it is the best thing they have done to protect their garage floor.

One reason why some people have not had any success doing this type of do-it-yourself job is that the problem was not theirs but the problem was with their concrete floor itself. Some floors have been found to have too much hydrostatic pressure, which means that water moves from under the concrete up to the surface in what is called capillary action. Then moisture collects on the surface, which thereby breaks the bond between the concrete and the epoxy coat if it had been applied. If you notice that areas of your floor stay moist even during dry days then you most certainly should not apply an epoxy to these areas until you apply what is known as a salt blocker to help prevent moisture-causing problems.

To ensure that your epoxy garage floor project is a success requires you to prepare the floors surface properly. This means that it must be completely clean and all prior coatings of any sort must be removed. If there are any stains, they must also be removed otherwise the coating will not seal properly, it could flake and chip. Contractors usually apply a coat of waxy or silicon based sealer after installation. This should usually last for several years. However, it should be removed if you plan to apply an epoxy to the floor.

Obviously, if you really plan to start an epoxy garage floor project then you have to decide whether your concrete floor is going to benefit from it. If done correctly then the project can be beneficial, however, if done wrong or your floor is not fit for it, you will just be wasting your time.
One thing to look for in your garage is signs of a white crystal or white powder. This is moisture seeping up through the concrete, which will cause any coating to lift off. On the other hand, perhaps your floor is painted and the paint is peeling, then likely, that is exactly what will happen to your epoxy garage floor project as well. There is a lot of work for this type of do-it-yourself project. If you have never completed anything like this before then it is wise to gather as much information as possible before beginning a project like this because your floor may not be right for it.

Your garage floor should be protected and we provide several different methods to protect any concrete floor area whether using a garage floor sealer or any type of epoxy garage floor treatment.

Garage and Basement Flooring: All About Polyurea Floor Coating

You can have the most organized garage or basement in the world, but an unattractive concrete floor can keep you from having your perfect dream garage. There are a number of options on the market for covering your garage or basement floor, including an epoxy coating or a roll-out rubber mat, but the most durable and one of the most attractive is a polyurea coating. Considering the seasonal conditions, you want garage and basement flooring that will be resistant to harsh temperatures as well as chemicals. Polyurea is considerably more durable than an epoxy floor covering (about four times more durable), and is flexible, which makes it more natural and comfortable.

Using polyurea as a floor covering is a newer idea, but polyurea has been around for the past couple of decades as pipe coating, sewer lining coating, and in any other place that demands the most durable coverage. It is the perfect choice for garage floors especially, because it is resistant to temperature damage, chemical erosion, staining, chipping, and tire indentations. The environment can be extremely damaging to any flooring, particularly flooring that is not protected from the elements as well, such as basement and garage flooring.

Polyurea is also great for the basement also because of the high moisture content that basements usually have. Concrete floors are usually unattractive, but paint is usually only a temporary fix, because paint will fade and peel due to time and moisture. Tiling or carpeting will also not last long because of moisture; carpeting also invites dangerous mold. Applying a polyurea coating will keep you from having to re-carpet, retile or repaint your basement floor every few years. Often, when a company applies a polyurea coating to your floor, it is accompanied by a lifetime guarantee. If a company does not offer a lifetime guarantee with polyurea flooring, then you may want to consider going with a different company.
Finally, and perhaps most importantly, a key factor in a polyurea floor coating is safety. Vinyl or acrylic chips are mixed in with the coating to provide a non-slippery surface. Even when it is wet, your polyurea garage or basement floor will not be slick, nor will moisture sink into the flooring.

Additionally, polyurea is versatile; it comes in, or can be ordered in many different colors to match any décor. In many cases, you'll also have a choice about the color of chips, and the amount of chips in the coating. You may have never thought you'd be able to put so much thought in the coloring and decoration of your garage, but polyurea flooring lets you do just that! Your basement and/or garage will be transformed from dirty catch-all rooms to places that you can feel proud of, and comfortable in.
You can apply polyurea coating yourself, but you can also hire professionals to do the job. There are plenty of companies that will do garage and basement flooring, and many of them will do free consultations. Polyurea floor covering is just what you need to have the exact garage and basement you've always wanted!
